The cheapest areas to share a flat in Mumbai, and what one person pays

By The JoinMyFlat team · Updated 23 October 2026 · 7 min read

Why the usual lists do not help you

Search for the cheapest areas in Mumbai and you will find the same names again and again: Kurla, Mulund, Kandivali, Chembur, Borivali. The rents quoted are for a whole 1 BHK or 2 BHK, and they often differ between pages by thousands of rupees. Several are a year or two old.

If you are sharing, the number that matters is what one person pays. A 2 BHK at ₹40,000 shared by three people is ₹13,300 each, before bills. So we worked it out from the flats listed on JoinMyFlat this month.

What the table says

The lowest typical shared rooms on our listings are around Andheri East and the Fish Market Area, at roughly ₹12,500 to ₹13,000 a month per person. A group of areas sits a little higher, around ₹16,000 to ₹17,500: Andheri West, Bhawani Nagar and Raheja Vihar, with Goregaon not far behind. Private rooms cost far more everywhere, because one person carries a bigger share of the flat.

A few caveats. Some areas have only a handful of flats, so one cheap or dear listing moves the number. We only show an area when at least four flats are nearby, and the table shows how many each number is based on.

What cheaper usually costs you

How to find the right balance

  1. Work out how long your trip to work or college can be, door to door, at the hour you will travel.
  2. Pick the stations on your line, then look at the areas within a short walk or an auto ride of each.
  3. Compare the typical rent per person in those areas, not the cheapest listing.
  4. Add the cost of bills and the trip. A flat that is ₹2,000 cheaper but needs a ₹150 auto ride each way every day is no saving.
  5. Visit, once at the time of day you would travel.

Other costs to ask about

The rent is not everything. Ask whether society maintenance is included, who pays the electricity bill and how it is split, whether there is internet, and whether there is a cook or maid you share. Our guide on house rules and splitting bills shows a fair way to divide them.

A note on how fresh this is

These figures are from October 2026 and the table is worked out again each time someone visits this page. JoinMyFlat is still growing, so some areas have few flats. When an area you care about is missing, it simply does not have enough flats yet. You can browse everything in Mumbai or read how the numbers are worked out in our guide to Andheri West, Goregaon West and Malad West.

Questions people ask

Which is the cheapest area in Mumbai to share a flat?

On JoinMyFlat listings in October 2026, Andheri East and the Fish Market Area show the lowest typical shared-room rent per person. The numbers change as flats are added, so check the table above, which is worked out from current listings.

Is it cheaper to share a flat or live in a paying guest room?

It depends on the flat and on what the paying guest rate includes. A shared flat often gives you more space and kitchen use, while a paying guest room may include food and cleaning. Compare the total monthly cost, not just the rent.

Why do other websites quote different prices?

Most pages quote the rent of a whole 1 BHK or 2 BHK flat, and many are a year or two old. We show what one person pays in a shared flat, using flats listed this month.

Do cheaper areas mean a worse place to live?

Not always, but they often mean a longer trip to work, fewer Metro stations nearby and older buildings. Visit at the time of day you would travel before you decide.
